Zahra Ziaie Moayyed maintains a comprehensive commercial real estate practice, representing both private and public sector clients across diverse asset classes. Her expertise spans the full spectrum of industry transactions, including acquisitions and dispositions, commercial leasing, secured financing, and land development. Beyond her core transactional work, Zahra guides clients through corporate restructuring involving real property portfolios, land transfer tax analysis and application, and complex title and ownership issues. She also routinely provides strategic counsel on the preservation of property and litigation strategy, as well as preparing formal legal opinions.

Within her broader commercial real estate practice, Zahra has particular expertise in commercial leasing. Acting for landlords and sophisticated tenants across office, retail, industrial, and mixed-use properties, she manages the entire leasing lifecycle from initial due diligence to the structuring, negotiation and drafting of offers, long-form agreements, and ground leases. She also oversees the preparation of amendments, extensions, assignments, subleases, licences, and related occupancy arrangements. Navigating permitted use and zoning considerations, operating costs, repair obligations, and expansion rights, she structures risk allocation and exit strategies to align with her clients’ operational needs, financial objectives, and long-term asset value.

In the realm of land development, Zahra handles projects from the early stages of assembly and structuring through to final implementation. She is engaged in a number of major infrastructure and city-building initiatives, including ones delivered via collaborative models such as public-private partnerships (P3s). This work encompasses strategic acquisitions, easements, development agreements, and the intricate coordination of real estate interests among municipalities, public agencies, developers, and landowners.

Complementing her legal practice, Zahra is a trained mediator and facilitator specializing in large-group conflict intervention, especially those involving multi-party land development matters. She provides sophisticated conflict analysis and designs processes anchored in structured dialogue, consensus-building and collaborative decision-making. By doing so, she empowers project authorities and participants to establish effective frameworks, support constructive engagement, and achieve practical, durable outcomes.

Zahra is designated as a Certified Specialist in Real Estate Law by the Law Society of Ontario and has been recognized as a "Lawyer to Watch" in Real Estate by Lexpert. An active contributor to the legal profession, she frequently chairs and speaks at continuing professional development programs for organizations across Canada.
