The valuation of real estate requires special knowledge and experience of real estate appraisers who can apply the numerous approaches to value land and buildings. Highest and Best Use, is defined as the “reasonably probable and legal use of vacant land or an improved property, which is physically possible, appropriately supported, financially feasible, and that results in the highest value”. Identifying the Highest and Best Use of a property is the first step of its development or its appraisal.

A business enterprise valuation prepared on the basis of investment value expresses the value of a business to a specific investor considering specific return requirements as well as possible synergies with other existing businesses. The determination of the investment value of a company or its division can provide shareholders and investors a good understanding of business potentials in the consideration of a transaction.
